Building in Mayfair: a local guide to renovation, planning and getting it right

The housing stock in Mayfair

Georgian townhouses, converted office buildings, mews houses and high-specification apartments in managed blocks.

Mayfair works are rarely straightforward. Grade II listed terraces on Mount Street, floors in mansion blocks off Park Lane, family-office headquarters behind Georgian facades on Grosvenor Street. The pattern is consistent: expensive material, tight programme, private client, and no tolerance for unfamiliar faces turning up in the wrong colour van. We deliver with our own people, every one directly employed by us.

Most of our Mayfair instructions come from owners of grosvenor estate townhouses, mount street apartments, park lane laterals, and from clients moving between Belgravia, Marylebone, St James's, Knightsbridge who already know the type of building they are buying into.

Planning and consent with Westminster City Council

The Mayfair Conservation Area covers effectively the whole district, and a high proportion of the Georgian houses are listed.

Listed building consent is the norm rather than the exception here, and estate landlords such as Grosvenor add a licence to alter on top of the statutory process.

Our approach is the same every time: establish the constraints before anything is designed, agree the route to consent with the client, and price the job against the scheme that will actually be approved rather than the one that looks best on a first sketch.

The work we carry out in Mayfair

The bulk of our Mayfair work is listed refurbishment, high-specification joinery and stone, plant and services upgrades, and mews house rebuilds.

Lateral apartment fit-out. Full fit-out of laterals inside Grosvenor Estate and Dorchester-adjacent blocks, with freeholder consents managed in-house.

Family-office HQ. Discrete office and residential-quality workspace fit-out behind Georgian facades, including secure IT and AV integration.

Private members' club. Bespoke joinery, stone floors, plaster ceilings and lighting on programmes that respect a members' calendar.

Access, neighbours and running a tidy site

There is nowhere to store materials. Everything is scheduled to arrive on the day it is fixed, and waste leaves the same way.

Every trade on a Mayfair project is directly employed by Ushii. There is no chain of outside firms to chase, no pricing surprises when a trade turns up, and one team responsible for the work from strip-out to snagging.

Realistic programmes in Mayfair

Twelve to eighteen months for a listed townhouse, four to eight months for an apartment.

Those figures assume consent is in place and decisions are made when they are asked for. The single biggest cause of delay on prime London projects is not construction, it is a client decision waiting on a specification that was never finalised. We front-load those choices into the programme so they are made calmly rather than under pressure.
