Building in Belgravia: a local guide to renovation, planning and getting it right

20 September 2026 · 5 minute read

The housing stock in Belgravia

Large white stucco houses, garden square terraces and mews properties, most of them held on Grosvenor Estate leases.

Belgravia is where the basement code, the party wall surveyors and the discretion of the client converge. Delivery here is about doing the difficult work quietly. Our teams work Eaton Square, Chester Square, Belgrave Square and the Wilton Crescent side streets on a repeat basis, and know how to run a two-year job on a garden-square terrace without becoming the reason a neighbours' association is set up.

Most of our Belgravia instructions come from owners of eaton square stucco terraces, chester square houses, wilton crescent townhouses, and from clients moving between Chelsea, Knightsbridge, Mayfair, Pimlico who already know the type of building they are buying into.

Planning and consent with Westminster City Council

The Belgravia Conservation Area protects the white stucco terraces, the garden squares and the mews behind them as a single set piece.

Alongside planning and listed building consent, the estate's licence to alter governs everything from stucco colour to mews roof heights.

Our approach is the same every time: establish the constraints before anything is designed, agree the route to consent with the client, and price the job against the scheme that will actually be approved rather than the one that looks best on a first sketch.

The work we carry out in Belgravia

The bulk of our Belgravia work is full house refurbishment, basement and pool installations, stucco and stonework repair, and mews conversions.

Whole-house refurbishment. Five and six storey stucco terraces refurbished end to end, from structural underpinning to bespoke joinery finish.

Basement excavation. Single-storey and double-storey basements engineered with a structural engineer, delivered to RBKC and Westminster basement standards.

Mews conversion. Careful conversion of two-storey mews properties into contemporary family houses, protecting the streetscape.

Access, neighbours and running a tidy site

Garden square access is controlled, and neighbours notice everything. Scaffolds are sheeted, sites are washed down daily and hours are kept exactly.

Every trade on a Belgravia project is directly employed by Ushii. There is no chain of outside firms to chase, no pricing surprises when a trade turns up, and one team responsible for the work from strip-out to snagging.

Realistic programmes in Belgravia

Twelve to twenty months for a large stucco house including a basement.

Those figures assume consent is in place and decisions are made when they are asked for. The single biggest cause of delay on prime London projects is not construction, it is a client decision waiting on a specification that was never finalised. We front-load those choices into the programme so they are made calmly rather than under pressure.
