The housing stock in Chelsea
Georgian and Victorian terraces, riverside houses, estate-managed mansion blocks and King's Road commercial frontages.
Chelsea projects run in tight streets with tighter neighbours. Delivering on a Cheyne Walk crescent or a Cadogan Gardens mansion block means small skips, quiet unloads, protected communal parts and an office happy to answer the freeholder's managing agent by return. Our directly employed teams work here often enough that most of the porters know us by name.
Most of our Chelsea instructions come from owners of georgian and victorian terraces, cheyne walk and riverside houses, mansion blocks off sloane square, and from clients moving between Kensington, Knightsbridge, Belgravia, Fulham who already know the type of building they are buying into.
Planning and consent with the Royal Borough of Kensington & Chelsea
Cheyne Walk, the Cadogan estate streets and much of the area north of the King's Road sit within conservation areas with strong controls on windows, railings and roof alterations.
Freeholder and estate consent often matters as much as planning. Cadogan and other estates have their own approval process running alongside RBKC, and the two rarely move at the same speed.
Our approach is the same every time: establish the constraints before anything is designed, agree the route to consent with the client, and price the job against the scheme that will actually be approved rather than the one that looks best on a first sketch.
The work we carry out in Chelsea
The bulk of our Chelsea work is whole-house refurbishment, rear and side returns, loft conversions within the existing roofline, and full apartment fit-outs.
Prime residential refurbishment. Whole-house or lateral flat refurbishment finished to the standard that keeps the property saleable at the top of the Chelsea market.
Mansion-block fit-out. Working under lease conditions, freeholder consents and porter-managed access without disrupting neighbours.
Basement and pool. Lightwell excavation, plant rooms and pool tanking, engineered to RBKC's basement code and delivered entirely by our own directly employed trades.
Access, neighbours and running a tidy site
Streets are narrow and porters control access to the blocks. We unload quietly, protect communal parts before a single tool goes upstairs, and answer managing agents by return.
Every trade on a Chelsea project is directly employed by Ushii. There is no chain of outside firms to chase, no pricing surprises when a trade turns up, and one team responsible for the work from strip-out to snagging.
Realistic programmes in Chelsea
Six to twelve months for a terraced house refurbishment, three to six months for a mansion flat fit-out.
Those figures assume consent is in place and decisions are made when they are asked for. The single biggest cause of delay on prime London projects is not construction, it is a client decision waiting on a specification that was never finalised. We front-load those choices into the programme so they are made calmly rather than under pressure.
